How we value a home

What goes into the number: the sold prices round you, the house itself and the buyers we have waiting. And why the highest valuation is rarely the best one.

A laser measure, a floor plan drawing, a pencil and a ring of keys on an oak table beside a cup of coffee.

A valuation is a forecast: what a buyer will pay for your home in the next eight weeks. We build it from three things.

What sold near you

We start with every sale within a few hundred metres in the last year, from the Land Registry and from our own files, and adjust each one for size, condition, garden and parking.

Your home

We walk every room with a laser measure. Light, layout and the state of the kitchen and bathrooms move the number more than the number of bedrooms.

The buyers

We know how many people are registered with us at your price, and how quickly homes like yours have been going. That tells us whether to aim high or price to draw a crowd.

Why not the highest number?

A price set too high sits on the portals, gathers days on market and usually sells for less in the end. We would rather tell you an honest figure and beat it.
